A Family-oriented Community
Lying between the Severn and Magothy Rivers, the census-designated place (CDP) of Severna Park lies around 11.3 km above Annapolis. Also near the Chesapeake Bay, it's not surprising that of its total area of 40.4 square kilometers, 7 of it is actually water; a large percentage of Severna Park, MD real estate thus consists of waterfront and dock properties.
Once nothing more than a cluster of summer homes accessible via the Baltimore and Annapolis Railroad, the area has been enjoying a great deal of growth in recent years - as of the 2000 census, its population was 28,507, approaching that of Annapolis'. Made up mostly of residential neighborhoods, the community nonetheless remains quite peaceful despite its currently expanding status.
Not only does Severna Park, MD real estate have direct access to the water and the host of recreational opportunities that that proximity offers (fishing, sailing, crabbing), it also contains within it eight parks of different sizes and facilities that offer activities the whole family can enjoy. One of the area's main drawing points is the B&A Bike Trail, a successful product of the Rails to Trails Conservancy Program. Constructed by volunteers and the community, the B&A Trail is a linear park built along the old railroad right-of-way. Extending 13.3 miles from Baltimore to Annapolis, it has a ten-foot wide paved surface that's bordered by parks 66 feet wide. A favorite amongst cyclists, runners and equestrians, it's also a great venue for nature-watching since the local wildlife have also made it a sanctuary.
With village centers set up in strategic areas, shopping is not a problem in Severna Park. It's fun, too - collectors will especially adore exploring the area's numerous antique stores and one-of-a-kind shops.
